
Plans for 138 Homes at Derelict Tanners Bank Site Go Before North Tyneside Planners
A long-derelict site in the Fish Quay Conservation Area could be transformed into 138 homes with ground-floor shops and cafes, as North Tyneside's planning committee weighs up the Tanners Bank scheme.
One of North Shields' most prominent eyesores could finally be redeveloped. Plans for 138 new homes on the former Tyne Brand factory site at Tanners Bank went before North Tyneside Council's planning committee today, offering the prospect of new life for a plot that has sat derelict for years within the Fish Quay Conservation Area.
The site matters to anyone who lives or works around the quayside. It sits on the slope between Tynemouth Road and the river, one of the first things visitors see as they approach the historic Fish Quay, and its long-empty, run-down state has been a blot on an area that has otherwise been steadily reviving. A scheme here would knit this corner back into the resurgent quayside rather than leaving it as a gap in the townscape.
The application, submitted by Kickpoint Ltd, proposes a mix of housing types: six townhouses, 20 duplexes and 112 flats, ranging from one to three bedrooms. Ground-floor commercial units are also included, which the plans suggest could house shops, cafes, medical facilities or a nursery. Around 150 parking spaces are proposed alongside public-realm improvements and landscaping.

The Tanners Bank plot sits within the Fish Quay Conservation Area, the historic heart of North Shields' fishing trade. Any new development has to respect the character of one of the town's most sensitive settings.
In its report ahead of the meeting, the council noted that the scheme would "facilitate the comprehensive regeneration of a long derelict and highly prominent site within the Fish Quay Conservation Area," replacing "a vacant and visually harmful site with a high-quality mixed-use scheme comprising new homes, commercial floorspace, public realm improvements and landscaping."
For established Tanners Bank and quayside businesses, from Tyne Tyres Auto Centre on the bank itself to riverside food and drink spots such as The Ship's Cat and, a short walk up the hill, Low Quay Brew Co, more residents living within walking distance would mean more year-round footfall. It would add to the momentum already building along the Fish Quay, where new bars, restaurants and the planned Smith's Dock riverside homes are drawing people back to the water.
